After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read report, that will be delivered in HTML and/or PDF format. From that report, you’ll be able to see the items we discussed, with images for reference.
What is a Home Inspection?
A home inspection is an independent evaluation of a home’s components. Thus, as a Home Inspector, I do not give estimates of repair costs or do repair work on homes I inspect.
What Does a Home Inspection Cover?
A home inspection is a visual examination of the property, including the walkways, foundation, roof, heating system, plumbing, electrical, walls, ceilings, floors, windows, doors, water heater, attic, crawl space and more.
What is the Fee for an Inspection?
The fee for a complete home inspection will vary depending on the home’s size and age. This is a very minor part of your total purchase price but provides you with the most cost effective, beneficial service and protection of any part of the real estate transaction.
Do I need to be at the Inspection?
It’s a good idea for you to be at the inspection, if possible. You will have the opportunity to see first hand any issues with the specific conditions of the home. I will point out the positive aspects of the home as well as the concerns. However, if you cannot arrange to be at the inspection, your report will include clear explanations and may include pictures to make sure you know what you’re buying.
How long does an inspection take?
Inspections take between 2 and 3 hours, depending on the condition of the home and the needs of the client.
